The Island Hollow Family Town Homes and Senior Apartments is a new affordable housing complex for seniors and families. IPD Engineering provided MEP/FP and Structural engineering for the project.

The project was completed in two phases. Phase 1 included 14 buildings that contained 58 town homes and 36 senior housing apartments. The senior apartments are all in a stand alone apartment building separate from the smaller town home structures. The town homes have 2 and 3 bedroom layouts and the senior apartments have a mix of 1 and 2 bedroom units. Phase 2 included 24 buildings containing 100 town homes.

This project was done to meet Energy Star guidelines and was designed under NYSERDA design criteria. Phase 1 of the project is LEED for Homes Certified, being designed with the health and comfort of the residents in mind, using safe building materials and implementing ways to reduce water and energy consumption are all ways they achieved this certification.
